Planning Registry

Planning Registry is responsible for the registration of new planning applications, maintenance of the planning register, departmental records, and planning applications from 1948 to the present day. We also have the public inspection copies of all new planning applications, which are available for viewing in our Reception at Dereham.

We can also deal with any enquiries regarding copies of planning permissions and plans and we answer the planning questions on the Land Charge Searches.

Viewing New Planning Applications

If you would like to view a new planning application, please contact Registry in advance (if possible) via email or by telephone on (01362) 656873.  Please quote the reference number if available, this will assist us greatly.

Planning applications can also be made available at our Presence Offices in Attleborough and Thetford,  if you find it difficult to get to Dereham or you could try your Parish Clerk.

Our hours of opening are 9.00am to 5.00pm Monday to Thursday and 9.00am to 4.30pm on Friday.  The office remains open throughout the lunch period.

Photocopies of Planning Permissions and Plans

Under Section 47 of the Copyright Design and Patents Act 1988, copies of plans in connection with planning applications can be provided for the purpose of enabling the material to be inspected at a more convenient time or place.

The charges shown below reflect the cost of research, of extraction of the appropriate file and information and the cost of reproduction of the document.

The Standard Charge is £4.50 (plus VAT) in respect of EACH FILE.  This includes a copy of the first document from the file.  Any further copy from the same file will cost 15p (plus VAT).

A4 and A3 plans are included as “documents”.

Plans of greater size will be charged at £2.50 each.

All charges are exclusive of VAT.

 1 copy £4.50 + £0.68VAT = £5.18
 2 copies £4.65 + £0.70VAT = £5.35
 3 copies £4.80 + £0.72VAT = £5.52
 4 copies £4.95 + £0.74VAT = £5.69
 5 copies £5.10 + £0.77VAT = £5.87

Charges for Plans Only

 1 copy £7.00 + £1.05VAT = £8.05
 further copies £2.50 + £0.38VAT = £2.88

Size  A2, A1, A0

Payment for copies of documents and plans is required in advance, however our service is extremely efficient and the copies are usually sent the same working day as payment is received.

Site Histories

If you require details of planning applications on any particular site within Breckland, we can provide this service.

Initially, you may like to check yourself on our Planning Application – Weekly Lists page, which lists all registered applications from 1990 onwards.

If you require a more detailed history, a fee is payable of £15.00 plus VAT (total £17.25) for the first half an hour of research, payable in advance (if paying by cheque, please make it payable to “Breckland Council”).  We will need a site plan, clearly marked, showing the site that you would like searched.  We will then advise you in writing of all the applications which relate.

Boundary Disputes

We do not hold any records of boundaries of properties and if you have a query in respect of this you should initially check your deeds or contact District Land Registry at Earle House, Portland Street, Kingston-upon-Hull, HJ2 8JJ or telephone on (01482) 223244.

Land Registry

The Land Register is now online, allowing users to check property details, including the title register, showing the legal ownership, rights, interests or mortgages, and the title plan, showing the land owned on a particular property.  And for most property registrations made since April 2000, the price paid for the property is also listed.  Visit www.landregisteronline.gov.uk.
