 Breckland Council and Havebury Housing Partnership
Breckland Council and Havebury Housing Partnership are leasing properties for periods of 2 years from private landlords to provide temporary accommodation to people in high housing need.
If you wish to participate in the scheme, the property is leased by Havebury Housing Partnership and the rent will be guaranteed for the period of the lease. The property is then made available to Breckland Council, who will nominate families and individuals in high housing need, who then become tenants of Havebury Housing Partnership.
We are looking for self-contained properties in Thetford, Watton, Dereham, Swaffham, Attleborough and the larger villages of the Breckland district. Our greatest demand is for two and three bedroom properties though other properties will be considered on a case-by-case basis.
The owner leases the property to Havebury who would then sublet to individuals or families as nominated by the Council. We offer a fixed lease term of 2 years. Havebury would be responsible for paying you and for managing the property for the duration of the lease.
If you wish to apply, Havebury staff would arrange to meet you and discuss provisional lease options and minimum property standards. (Properties will only be accepted onto the scheme if they meet minimum standards.) Havebury would then write to you confirming the details of the proposed lease with a survey report detailing any works necessary before the lease could commence. A Landlord Instruction Form would also be offered to you to put the arrangement on a formal footing.
In terms of documentation, the following are required to enter into a lease agreement, among others in certain cases: • Title Deeds • Mortgage Company Consent & Terms • Buildings Insurance Certificate & Terms • Service Charge schedules (if applicable)
Havebury will, if you do not have these, arrange an NICEIC Electrical Test and CORGI Landlord Gas Safety Certificate, to be completed when property is empty. These are essential for the property to be let.
