Restore Grants

The Restore is a discretionary grant to assist with the cost of bringing a long-term empty property back into use as an affordable rented dwelling. In return grant aid conditions will apply.

Eligibility

The property must be a dwelling (bungalow, house, flat) and has to have been empty and unoccupied for at least 6 months.

Qualifying works

  • Minor repairs
  • Decoration
  • Garden clearance
  • Minor improvements
  • Energy Efficiency works to ensure the property meets the Minimum Energy Efficiency Standard
  • Rewiring
  • Fees
  • Works to ensure the property meets the Decent Home Standard

The type and level of financial support

Assistance provided by way of a grant (subject to conditions) up to a value of £10,000 (including all fees and VAT at the prevailing rate).

In return for the investment of public funds the property must be let for a minimum of 24 months at an affordable rent to a customer on our housing waiting list.

Property Charges

A land charge will be registered for the grant.

If the applicant disposes of the property within 5 years, such part of the grant that exceeds £5,000 shall be re-payable in full up to a maximum of £10,000

If the applicant disposes of the property within 6-10 years, the grant amount re-payable shall depreciate by 20% per year.
